The real estate market started an early spring rush over the last 30 days in Laramie. In the past 30 days in the residential market, 48 properties were listed on MLS, 49 properties went under contract with 29 properties sold. Homes in good condition in the $150,000 to $215,000 range, particularly under $200,000 though are in high demand with multiple offers. Although homes in this range appear to be in high demand, of the 29 residential property sales in the last 30 days, half were over $215,000 with the highest priced house at $418,000, showing there is still active buyers in all segments.

Every Tuesday the Laramie Board of Realtors hosts a MLS tour where Realtors can go tour the homes coming on the market or that were just posted in the last week on the MLS. At this time for Buyers, it is important for them to work with Realtors that do attend these tours or at least stay very current on the market and offerings coming on the market.

We are still suggesting that Sellers get their homes on the market sooner rather than later. If Sellers are not ready to move until the end of summer or later, those terms can still be worked out with potential buyers not taking possession or await closing, but it is important to not lose the buyers that start looking in early spring.
