When Laramie Land Company works for you as a Buyer’s Agent, then our Fiduciary duties are owed to that client. What is a Fiduciary? A fiduciary is someone placed in a position of trust for another. An agent is someone who acts on behalf of another. An agent owes the following duties to a client—Obedience, Undivided Loyalty, Confidentiality, and Accounting.

 

There are more steps and negotiations than just touring a property and submitting an offer, you need a professional to get you through the entire process, assist where needed, negotiate where warranted, and get you through to close!

Major steps in completing a transaction:
  • Consult – through phone or in-person, our goal will get to understand your needs and wants in the purchase of your new home and guide you through the steps that will be taken, give overall market conditions, and set expectations.

  • Pre-approval – Working with a Lender before a Realtor is always the first step in starting your home buying purchase. Don’t be afraid to look at different banking institutions including your local bank, a mortgage broker or a local credit union. Make sure you are comfortable with your Lender and understand all that is expected not only from them but from you as you go through a loan process. We are always here to assist and recommend, even through this stage of the home buying process.

  • Wants and Needs in Your Home – you may think of typical needs, bedrooms, baths, garage, but it also helps to really think about the wants of your ideal home. As Realtors, we walk you through the pros and cons of homes as it may make a good fit.

  • Home Search – Whether we set you up on a “drip” system from our Laramie MLS or send you new homes directly via email or text, we will be sure to get the latest listings to you. From there, tours begin! It is a very competitive market at this time so you want to work with a Realtor who is constantly monitoring the market and can get you through the property ASAP.

Contract Preparation and Execution. In today’s market, it is important to think about what can make a difference in having the “winning” offer. Not only do we go over comparable home sales with you to make sure you are comfortable with your offer price, we also will provide suggestions for your offer to try to make it the best offer submitted. We go over in detail your offer and make sure you understand what you are signing.

Timeline

Timeline. Once we have a successful offer done, we work on the timeline and next steps with you to make sure all aspects of the contract stay on time.

  • Title – The Title commitment is ordered by the listing agent.  We will make sure it is received, reviewed and gone over with you for understanding.

  • Inspections – An important step to any purchase is if and what type of inspections should be done on a home. We will coordinate with you on those inspections and get them scheduled. Upon finalizing inspections, we are there for any further negotiations. It is important to know that Wyoming is a “Buyer Beware State”.

  • Appraisal – If using a Lender, your Lender will schedule an appraisal. While the listing agent does take an appraiser through to tour the home, knowing pricing is on target and protected is the job of your Agent.

  • Loan – Your Agent should be working with your Lender and responding to all necessary requirements and work with them through the closing, whether scheduling, disbursing, or assisting.

  • Walk-through – Many buyers prefer a walk-through before closing – which gives peace of mind that the home is being left in satisfactory condition.

  • Closing – Finally! Getting to closing with the title company, making sure you are prepared on what to expect, and welcoming you to your new venture.
