Springing into 2024!


The Laramie Real Estate market is starting to fire up. 2024 has already felt active with 135 homes already brought to market. We are once again seeing multiple offers, within hours, on homes of the “sweet” spot listed under $350,000. Homes listed above the $450,000 mark are lasting longer on the market but are still trading, especially those located in the county.


The average sale price per Laramie MLS statistics is $418,775 with the median price lower at $385,000. While that may sound discouraging, there were 3 sales over $1,000,000, which are included in the average sale price, in addition to 11 sales between $500,000 to $985,000. There were 29 sales of properties between $100,000 to $350,000 which were the dominant listings thus far this year.


While inventory is still low, we do see an uptick happening for this spring market. We would all be happy if inventory would reach into the 100’s of homes again but that seems to be a thing of the past. Currently in the MLS, there are 38 active listings which include eight new modular's available on Beaufort.


Rates are still fluctuating but have stayed relatively steady. The best thing any buyer could do is speak with their preferred lender to see what they do qualify for and what interest rate is achievable. While the national average may be well into the 7% range, Lenders have different programs and other factors go into determining your final interest rates – including your credit score and debt to equity.
